How we work

We read the whole building, then we keep it read.

We take in everything

Leases, vendors, access codes, inspection history, board minutes — all of it goes into one record per building, and whatever is missing gets written down as missing instead of assumed.

The system holds it, not one person

Every answer we give is pulled from your building's own records, with the source attached. Nothing depends on who happens to remember, or who happens to still work here.

A person still decides

The system drafts and flags; it never sends anything on its own. Every response to your tenants goes out with a manager's eyes on it first.

Response time

Most of this work doesn't happen at a desk.

It happens in a basement with a flashlight, in a hallway with your tenant standing there waiting, at a meter on the far side of the building. Our managers carry the whole record in their pocket, which is why "I'll have to check and get back to you" mostly stops being the answer.

Your tenant gets an answer while someone is still standing there. Not a promise to look it up later.

What we find in a unit gets logged before we leave it. It lands on your building's record, not in a text message to nobody.
